You should choose your Home Inspectory wisely. As of January 1, 2008, all home inspectors will be required to have a valid Maryland Home Inspector's License in order to perform home inspections.
You can determine whether or not your home inspector is licensed by logging onto www.dllr.state.md.us and clicking onto Occupation and Professional Licensing, and Find Someone Who Is Listed.
It is also highly recommended that you choose a Home Inspector assiciated with an organization such as NAHI (the National Association of Home Inspectors). Organizations such as these require that Home Inspectors follow a Standard of Procedures when performing inspections, as well as require members follow a Code of Ethics, requiring Home Inspectors to be professional, moral, and ethical during the inspection process.
Message to Home Buyers
Emotion often affects the buyer and makes it hard to imagine any problems with their new home. A buyer needs a home inspection to find out all the problems with the home before moving in.
Message to Home Sellers
More and more sellers are choosing to have a thorough inspection before or when they list their home. First and foremost, you should have a home inspection for full disclosure. You will have to demonstrate that you did all you could to reveal any defects within the home.
